Fill out the form or give us a call. We'll ask a few questions about the home, its condition and your timeline. There is no cost and no obligation.

2. We take a quick look

We'll set up a short visit, usually 20 to 30 minutes, at a time that suits you. If you've already moved or the home is tenanted, we'll work around that.

3. You get a written cash offer

Within 24 hours, we send you a written offer and explain how we arrived at it: what similar homes nearby have sold for, what repairs we expect, and our costs. Take your time to review it with your family and your lawyer.

4. Pick your closing date

If you accept, you choose when to close, as soon as 7 days or months from now. Your real estate lawyer and ours handle the paperwork, pay out your mortgage and any debts, and send you the balance.

What about the price?

A cash buyer won't usually pay full retail price for a house that needs work, because we take on the repairs, the risk and the costs of reselling. In exchange you get certainty, speed and no expenses. If listing your home would clearly put more money in your pocket, we'll tell you.
