You have more options than you think
If you have received a Notice of Sale under Mortgage, the clock is running. In Ontario, once a lender starts power of sale, they can take possession and list the home themselves, often at a price that only needs to cover what they are owed plus their legal and selling costs. Selling on your own terms first usually protects far more of your equity.
How we help
- We can make an offer within 24 hours of seeing the property
- We can close in as little as 7 days, before the redemption period runs out
- We work directly with your lawyer and your lender's lawyer to pay out the mortgage, arrears and fees
- You keep the equity left after the mortgage and costs are paid, not the bank
Every situation is different. This page is general information, not legal or financial advice. We always recommend speaking with a real estate lawyer before you sign anything, and we're happy to work alongside yours.

Frequently asked questions
How long do I have once I get a Notice of Sale?
In Ontario, a Notice of Sale usually gives you a redemption period of at least 35 days to pay the arrears or the full mortgage before the lender can sell. The exact dates are on your notice. Talk to a lawyer right away to confirm your deadline.
Can I still sell my house during power of sale?
Usually yes, as long as the lender has not already sold it or taken possession. A sale that pays the lender in full ends the process. The sooner you act, the more options you have.
Will you still buy if I owe more than one mortgage?
Often yes. We regularly buy homes with second mortgages, private loans and liens. We will look at the full picture and tell you honestly whether a sale makes sense.
How do you come up with your offer?
We look at what similar homes nearby have sold for, estimate the cost of any repairs, and factor in our costs to own and resell the property. Then we make a fair cash offer and walk you through how we got there.
Is there any obligation or cost to get an offer?
No. Getting an offer is free and there is no obligation to accept it.
Do I pay commissions or fees?
No. There are no agent commissions and no fees charged by us. You will want your own real estate lawyer to handle the closing, as with any sale in Ontario.
